Zoneomics Alternatives: Zoning Data Tools Compared (2026)

Zoneomics pricing and plans in 2026, what its zoning searches and briefs are good for, and the alternatives for developers and brokers who need parcel search and owner contacts alongside zoning, including Plotzy.

Zoneomics prices were checked on September 5, 2026 against its zoning-search pricing page. Plotzy prices are current. Email support@plotzy.ai if something has changed.

Zoneomics is a zoning specialist: standardized zoning data, city zoning maps, an AI assistant for zoning questions, and ordered zoning reports. If your job is answering "what is this parcel zoned and what does that allow" for one property at a time, it does that well. If your job is finding the parcels in the first place and reaching their owners, it is one piece of a larger workflow. This page compares the two approaches. Plotzy is the parcel-first alternative and we build it.

The short answer

Choose Zoneomics if you need zoning reports and certified letters for lenders and appraisers, or a metered zoning lookup for a handful of properties a month. Choose Plotzy if zoning is the filter you search with, not the report you order afterwards: find parcels where your use is permitted, see the owner, pull their contact, and ask the code a question, on one subscription. Use the municipality's own map and code if you work one city and have time.

What Zoneomics is

Zoneomics licenses zoning data across many US municipalities and sells it three ways: a zoning search web app with city-by-city maps, an API for integration into other platforms (TestFit and others use it), and zoning reports ranging from briefs to certified zoning letters. Its Bassett AI assistant answers zoning questions with a metered message allowance. The Enterprise tier adds a prospecting tool with credits.

Zoneomics pricing in 2026

PlanPriceWhat it includes
Essentials$92 per month, 1 user25 searches per month ($4.25 per extra search), 1 zoning brief ($65 each additional), 10 AI assistant messages per month ($1 per extra), dedicated zoning technician
Advanced$279 per month, 1 user150 searches per month ($2.50 per extra), 5 zoning briefs ($55 each additional), 100 AI messages per month ($0.50 per extra), partner integrations, Word plugin, dedicated technician
EnterpriseCustom, 3+ users1,000+ searches, 25 briefs, unlimited AI assistant, prospecting tool with 10,000+ monthly credits, white-label reporting

Annual billing is 20 percent off. Reports (briefs, certified letters, full reports) and API access are priced separately.

The metering is the thing to notice. Twenty-five searches a month is a lookup tool, not a screening tool; a developer screening a submarket burns that in an afternoon.

Where Zoneomics is the better choice

  • You need a formal zoning report. Certified zoning letters and briefs for lenders, appraisers, and closings are a Zoneomics product line. Plotzy does not issue zoning reports.
  • You need zoning data inside another platform. The Zoneomics API is built for that.
  • You want a human zoning technician on the account.
  • You look up a few properties a month and the Essentials price fits.

Try the alternative

Run your own comparison on a market you know

The honest test is twenty parcels in your own county: check the zoning, pull the owners, and see how much of the workflow one tool covers. The trial is seven days with no card.

Where Plotzy is the better choice

  • You search by zoning instead of looking it up afterwards. Plotzy attaches two levels of zoning to every one of 150M+ parcels and lets you filter by category, by the municipality's own designation, and (on Production) by permitted use. Zoneomics answers the zoning question for a property you already found.
  • You need the owner. Every Plotzy parcel carries the owner of record and sale history, and the AI contact lookup returns phone, email, and mailing address. Zoneomics offers prospecting only on the Enterprise tier.
  • Unmetered zoning questions. Zoning AI on Production answers questions from the ordinance with citations without a per-message charge; parcel lookups are metered instead (about 2,000 a month on Production).
  • Price and terms. Starter $180 a month with zoning categories and owner contacts; Production $300 with sub-level zoning filters, map layers, and Zoning AI; monthly billing, cancel anytime, seven-day trial with no card.

Plotzy's limits, stated plainly

  • No zoning reports, briefs, or certified letters.
  • Zoning AI is in beta; ordinance coverage for question-and-answer is growing, though the zoning designation is on every parcel.
  • No API on the self-serve plans.
  • Owner contact lookups are metered.

Other Zoneomics alternatives to consider

  • The municipality itself. Every city publishes its zoning map and code. Our zoning hub links the official map for major cities and explains the common designations. Free, authoritative, slow.
  • Gridics PropZone for 3D zoning and development-allowance data in the cities Gridics has modeled; see our PropZone comparison.
  • Buildability and similar address-lookup tools for a free first look at a single property's zoning.
  • Archiwise, TestFit, and Deepblocks for feasibility and massing once you have a site.

How to decide

Count how many parcels you look at in a typical month and where the zoning question falls in your process. If it is the last step before a closing, buy the report. If it is the first step before you call an owner, buy the search.

Frequently asked questions

How much does Zoneomics cost?

Zoneomics lists Essentials at $92 per month with 25 zoning searches and Advanced at $279 per month with 150 searches, each for one user, plus overage fees for additional searches, briefs, and AI messages. Enterprise pricing is custom. Annual billing is 20 percent off.

Does Zoneomics include owner contact information?

Only on the Enterprise tier, through a prospecting tool with monthly credits. Essentials and Advanced are zoning lookup and report plans.

What is the best Zoneomics alternative for developers?

For developers screening sites, a parcel search platform that filters by zoning and permitted use and shows the owner, such as Plotzy, replaces the lookup step with a search. For formal reports at closing, Zoneomics remains the specialist.

Can Plotzy answer zoning questions like Zoneomics' AI assistant?

Yes. Zoning AI on Plotzy's Production plan answers questions about permitted uses, setbacks, FAR, height, and parking from the municipal ordinance and cites the section. It is in beta and coverage is growing by municipality.

Is there a free way to check zoning?

Yes. The city or county planning department publishes the official zoning map and code. Our guide on how to find out what a property is zoned for walks through it.
